Buying a first property in Qatar is simpler than most newcomers expect — and more procedural than most agents let on. This guide walks the full journey: eligibility, financing, fees, and the diligence that separates a good purchase from a lucky one.

Start with geography. Foreign buyers can hold freehold title in nine designated zones — The Pearl, Lusail, West Bay Lagoon, Al Khor resort and Qetaifan among them — and usufruct rights for 99 years in a further sixteen areas including Msheireb and Al Sadd. Your residency plans matter: Qatar grants renewable residency to owners above QAR 730,000, and permanent residency above QAR 3.65M.

On financing, Qatari banks will typically lend 70–80% to residents with local income, at rates that track the dollar through the riyal peg. Budget 3–5% of purchase price for fees: the 0.25% registration fee, agency commission, valuation and — for mortgaged buyers — bank arrangement charges. Nothing here is exotic; it simply needs to be in the spreadsheet before you offer.

Finally, diligence. Ask for the building's service-charge history, not just the current figure. Ask who manages the building and walk the common areas at night.
